My Experience with Rachel Lyne Property Agent and her Empire Residence House iProperty Listing

Rachel Lyne 019-3720111 Lawrence Choo 012-3319615 Rachel used 0125533767 before which was registered under Mr Lim Kai Leng. Very professional to not even register a phone -number on her name. Her real name is CHUAH LING LING


On January 26th my Girlfriend contacted the Real Estate agent Rachel Lyne about a listing on iproperty for the Empire Residence in Damansara Perdana unit Redwood 30 a four sty Terrace Link House.


Rachel Lyne didn’t show up for the viewing instead she send us a guy named Lawrence Choo to „open“ the unit. He showed us two houses on that day and showed me the same Redwood 30 unit one more time on January 30th the same day I transferred the money to Rachel Lyne after she pressured me that she would give the unit to someone else.


On the 29th and 30th of January we continued to negotiate, she would tell me that there are other people interested in the unit and if I didn't make a decision soon she would give it away. She told me all kinds of stories and kept pushing saying even though other people were willing to take the unit the owners would rather give it to me, also if I took the unit she wouldn’t have to share the commission with another agent who referred the other family.


On January 30th after numerous WhatsApp messages and phone conversations again about the tenancy terms, the length, in particular, I agreed to take the unit with a 3+2 year tenancy.

At first, she told me I would have to pay 2-month rent = RM6000 + the April rent RM3000 + RM1500 utility for a total of RM10500.00 as deposit or downpayment to secure the unit.

In the end, we agreed on RM6000.00 deposit to secure the unit until I would get the key March 1st and finalise the tenancy agreement.

I reconfirmed with her on the tenancy 3+2 agreement, and she confirmed (see screenshots) I then transferred RM6000.00 to the account Realty Network & Management Public bank 31668103110 via my Maybank account.


After transferring the money it all started to go really bad. I arranged another viewing appointment for the next day and set up a time with her for 9.00 am, nobody showed up so I texted her she said a runner is on the way at 9.30 still nobody showed up, the unit was open though so I went in to have a look around and take some measurements.


After that, I went to the management office and informed the manager Nicholas Chan that the unit was open and that I've gotten on the property without an agent.

After making payment for RM6000.00 I asked Rachel Lyne to please send me a booking confirmation and a picture of her business card, she would not reply.


On January 31st she texted me that the owner agreed to a 2+2 tenancy and not to 3+2 as she had promised me, so I freaked out and said this is not how things work and if I can't get a booking confirmation saying 3+2 I want to get out of the deal and ask my money back.


She said the owners agreed to a 3+2 tenancy and they wanted to meet me but with CNY coming she can only arrange a meeting with the owners for after chinese new year.

At that point, I was feeling very uneasy already with her mentioning earlier that the owners would only agree to 2+2, so I kept pressing her to send me a booking confirmation and her business card but again she never even replied to those requests.

I would ask her many times why it is not possible to tell me what company she works for or share her business card, but all I got were short, rude replies saying she’s busy she can't reply.

On the 8th of February, I texted her saying CNY was over and asked how to proceed, again no reply for two days. Meanwhile, I checked online and saw that she had re-listed the same unit that was „promised" to me, I confronted her on WhatsApp, and she said she had another same unit.


I got furious at this point and had my girlfriend take over the conversation. I couldn’t handle her lies anymore.

She said to my girlfriend that she would get back to her on the 12th of February and let her know when we can meet the owners. At the same time she offered us to view other units what we found very odd, we already made a deposit paid for a unit and were waiting to meet the owners why would she ask us if we are interested in other units?

On the 12th my girlfriend contacted her and Rachel Lyne told my girlfriend the owner's husband is back and they need to sort things out. And again asked us if we wanted to view other units.


We told Rachel Lyne on February 12th, that we had no interest in other units and that we waited long enough and if there is no appointment to meet the owners arranged by Friday the 15th we would back out of the deal and ask our money back.

On Wednesday the 13th we asked her if she had set up any meeting with the owners and her reply was she will refund the money.

I then told her that if I don't have my money back by Thursday, February 14th I would file a police report because I think she is trying to cheat me for my deposit and at the same time continuing to advertise the unit.

From then on all I received from her are nasty unprofessional messages, threatening me and playing around. I asked Lawrence Choo many times what the story is her and why Rachel Lyne is not returning my deposit but he says he is not involved he is just helping her with viewing units.


Yesterday, February 14th I spoke to Nicholas Chan the property Manager, and he said they stopped Lawrence from entering the property in the morning, shortly after that Rachel called Nicholas asking for what reason. Nicholas explained that there was some issue between her and me that needs to be sorted.

She said that I created the problem because I insisted on a 3+2 tenancy and the owners refused thats why she is trying to find us another unit.


Here are a few things we found out.


Meanwhile, another agent had called us informing us that Rachel Lyne was calling his clients trying to arrange viewing appointments. He also told us that Rachel Lyne was working for

i Home Realty and she used to con people around four years ago already.

I went to I home Realty and called many times, but nobody picked up or answered the door.

I asked at the Real Estate office which is located in the same building below iHome Realty and they said that haven’t seen anybody there for a long time.

I do not know if the bank account I transferred money to belongs to iHome Realty or Rachel Lyne.

I have also spoken to the management office boss at Empire Residence Nicholas Chan, and I asked him several times to please contact the owners of the unit I need to know if Rachel Lyne is their appointed agent and if they are aware that I made a deposit payment.


After a few attempts, he informed me on the 13th of February that he had spoken to the owner and Rachel Lyne was indeed her agent but they are not aware of any negotiations with me.

I feel that Nicholas Chan could help a lot by handing out the owner's contact details. I could then talk to the owners directly and ask them to confront Rachel Lyne.

There is also a massive issue with the security at Empire Residence, apparently, anybody can get on the property and walk around even without Real Estate Agent license.

A friend of mine called Rachel Lyne on the 12th February showing interest in the same unit that was still listed, my unit Redwood 30 and Rachel agreed to show him the unit, arranged appointment and then cancelled shortly before the meeting and telling my friend she couldn’t make it and send Lawrence Choo again.


This is the game she is playing and continues to play, fish prospects with a cheap unit, press them to pay a deposit to secure the unit, continue to list the same unit at below market price and then lie about meetings with owners while at the same time offering other units to the prospects.


So whats the problem here, if the owner of Redwood 30 doesn't agree to 3+2 terms then Rachel Lyne should have told me instantly and refund me my money. Why does she make racial statements about me on her facebook portraying herself as the victim?


Does the owner not care that Rachel Lyne still uses their unit to lure people in?


Why does Rachel Lyne not refund me my money faster and keeps postponing and lying not only to me but the police too?


On Friday Feb 15th. 2019 after filing the police report the inspector called her and asked her when she would refund the money, she said Wednesday the 20th. Yesterday Monday Feb 18th we reminded her to transfer the money on Wednesday, she said yes her boss would sign the paper. Then my girlfriend asked her, does that mean you will transfer the money on Wednesday?


Rachel Lyne replied "boss only coming back on Friday", mind you this is 40 min. after she told us her boss was coming back on Wednesday. Then my girlfriend told her that she said to the police she would transfer on Wednesday and Rachel said no I told the police Tuesday.


We listened to the conversation the inspector had and she said Wednesday, It seems that Rachel Lyne is so full of shit that she simply needs to have the last word no matter what even if its a damn lie.


I can not follow the thought process this woman has or comprehend what is going on in her mind, but I am convinced someone like her with such a rotten attitude should not be in the real estate or any business that involves talking to people.


Apparently many people know about her sick games but here is the thing we so often see in Malaysia, nobody does anything about her. Agents told me thats her rotten game, yet they never filed a police report and if they filed any complaint to management authorities nobody ever did anything about her.


She continuous to use the big property pages in Malaysia such as iproperty and property guru to play her games.



Apparently she doesn't even have an agent license, that would explain why she never shows up for viewing herself but always sends her runner Lawrence Choo. Does he have a license? Lawrence Choo when confronted by me about this case thinks he is innocent, he says all he does is help out, open doors.


I told him that if he receives money from Rachel Lyne he is as guilty as she is. This is her main page http://www.rachel-lyne.com/




I emailed https://miea.com.my/ and http://search.lppeh.gov.my/ both confirmed that neither Rachel Lyne nor her company iHome Realty are registered to do real estate business.


The entire system is flawed, how can someone without license list property on websites such as www.iproperty.com.my or www.propertyguru.com.my ?


Don't they take 2 minutes to actually run a check if the agent / company is legit?

Or they just don't care as long as the person spends money on advertising.


Wednesday 20th February. Inspector had told her to to make payment to me today, as of 7.12 pm I have not received anything. Texted her in the morning to remind her but all i got was nonsense and no clear answer. Then the inspector called her again and she told him she wants to meet him with er lawyer on Sunday 24th February.


She is so ridiculous I don't know what to say, all she needs to do is give me my money back, what does she need a lawyer for? She doesn't make any sense, she asked me to go make my police report that I been calling her friends and clients about.


I never called her friends nor her clients, she said she is in this line for 10 years and it's the first time she has a client like me. Well maybe the others didn't bother to get ripped off and make the effort to go to the police.


All I want is my money back but it doesn't seem to get in to her brain.

I guess she finally saw this page, and posted the following on her Facebook.







at least now we know she has my money. I am not sure what she means by she has done her job. She wants to get a lawyer that's great at least then she needs to come forward and share her real name to the world, she will also have to explain why she is NOT REFUNDING MY MONEY.


All this is about her holding back the money I paid her to secure the unit at EMPIRE DAMANSARA. And by the way, I didn't spoil her name lol she did that all on her own.

The way she replies to me (customer) via whatsapp and on social media should give everybody an idea of what's going on.


Friday February 22nd - iproperty and propertyguru have decided to block all her listings and delete her account from their websites.


I am very happy about that! Thanks to the responsible people at iproperty and propertyguru for making a fast and right decision.


Sunday February 24th Rachel Lyne has created a facebook profile with my name, stating that I destroy her reputation because I didn't get the unit at EMPIRE RESIDENCE.

I think she has all the facts messed up, actually I don't know what to think really, she seems so detached from reality about what is going on.


This is not about me not getting the unit, this is about her lying for the purpose of making me pay a deposit, then not delivering the promised unit and not honouring my request for a refund. On top of that she has made several racial comments, insulted me publicly and now with crating a facebook page starting a nice defamation process.


She send me a message via facebook saying ...


Can she sue me? My lawyer said she can only sue me if the accusation I made against her is not true, but everything I wrote in the police report is the truth. Coming forward would mean she has to show face, reveal her real name and say the truth. I have nothing to hide.

My reply was that she can stop all this by simply refunding me my deposit, instead she chose to build a facebook profile in my name. *shaking my head*


March 12th 2019


Today I reached out to the owners of the Redwood 30 Empire Residence unit Mr / Mrs Thong Nai Hing, just to make sure they are informed about what is going on.

To my surprise they didn't even reply, shocked about the ignorance and the fact that they seem to think they are not in some way quilty in this.


Anyway roughly 2 hours later i receive a whatsapp message from Chua Ling Ling aka Rachel Lyne asking me if I would remove the social media posts if she would refund the money.


Of course I said I would.


March 13th 2019


Now having heard back from her yesterday anymore I asked her today how she would like to proceed.


Oh well, then the Rachel I know was back, starting with the same old stories and bull shit as usual. Please read below the whatsapp conversation from earlier today.




Funny she's saying Public Bank is asking her and her boss to come ....


The she said the owner of Redwood called me which is not true of course







Here we go again, meet the bank next week, just like she wanted to meet the police inspector with her lawyer weeks ago on a Sunday.
